Riverside Business Park
CRGP was appointed by Riverside Inverclyde to design a new speculative office development as phase 2 of Riverside business park. The brief was to provide 24,000SQFT of lettable space over 2 storeys within a design that complimented the phase 1 building whilst addressing some of the design issues that had become apparent since that buildings occupation.
During construction the Client successfully let the entire building to IBM removing any requirement to sub-divide the building into smaller units.
Our initial design approach involved consideration of the building form in plan to maximise the net lettable area whilst ensuring flexibility to meet the demands of a particular tenant without fouling the remaining areas.
Our solution was to form a floor plate around a central stair and toilet core that could be sub-divided into 3 large office spaces on each floor and subsequently broken down into smaller suites if required. The facades were designed with floor to ceiling glazing to maximise natural daylighting whilst the roof incorporated overhangs and externally accessed gutters to improve the maintenance aspect of the building which had been a problem on phase 1. The Client was delighted with the finished building and the subsequent full let to IBM.
The building achieved a BREEAM Very Good rating.
