The Cottonyards
Located in the heart of New Gorbals, the development delivers 100 contemporary apartments arranged between the restored Category C Listed Twomax Mill and a complementary new-build fronting Commercial Road. The proposal creates a strong urban presence while placing a landscaped courtyard at its centre — a high-quality, shared outdoor space designed to provide meaningful amenity for residents and enhance biodiversity.
Careful analysis of the early 1820s mill informed a sensitive restoration that celebrates its defining features, including the cast-iron frame, brick detailing and distinctive saw-tooth roof. Original columns are expressed within apartments, all existing windows are retained, and dual-aspect layouts maximise daylight and natural ventilation. The retained roof form allows for dramatic penthouse spaces with generous ceiling heights and expansive glazing, preserving the mill’s character while adapting it for contemporary living.
The historic building — once a cotton mill and later home to the Twomax clothing brand supplying Selfridges, Harrods and House of Fraser — is now reimagined as loft-style homes and duplexes, complemented by a new residential building that strengthens the Commercial Road frontage. Through considered massing, robust brick detailing and active ground-floor uses, the development reconnects this important piece of Glasgow’s textile heritage with the evolving urban fabric of the Gorbals.
